Also, either way, I will tell you what the realtor said but at this time, I feel compelled to protect her iden***y until I am sure of who I need to forward her letter to, or how it will best be used in furthering my intent to eventually sell the land or recover my investment... In any case, She noted that the land is not "sell-able" because it is wetlands and not one local person who knows the area would ever buy there.. She noted the developer "targeted" out of town buyers on purpose who had no idea that it was or how local area people regard it, and that the lots were not even advertised in the local area!! In other-words, it was to unsuspected buyers because he could not have sold it to local buyers. Also, it was noted that the developer had the viewing and purchase during the time of one of the biggest droughts in the area, so as to present the land falsely. In addition, it was noted that many of the current owners who wanted to build, are having many problems obtaining permits, and they are having to pay a great deal of additional money due to the Swannee River Water Commission. Basically, it resulted in the fact that she would never be able to move the land and therefore she or her company would not list it. She also gave the distinct impression that no one else would either. As a buyer, please tell me : What would you do with this information if it were you who bought this property?? I can think of many avenues and I will be pursuing all of them both legally and publically after I return from the holidays.. I do want to also tell you that I appreciate that you noted that the ***le company may be a good place to s**** with a claim; however, I am still not clear on how I am going to recover from my investment if I have be "taken" as they say.. I also heard that there is a lawsuit, but I will have to go through the homeowners****oc. and or contact residents as to who is involved.. After careful thought and consideration at this time I do not think it would be in my best interest to list this property for the seller. Ms.****** has mentioned she would like to make a little profit on the parcel when she sells. With the latest sales records and listings that are currently active I feel at this time the value isn't their. I also have done research on several other parcels of land in this Subdivision and spoke with other Realtors that have properties for sale very close to Ms. ****X. It is strictly my opinion as well as many others in Taylor County that this developer went in to some of the well known wet lands in Perry and developed this huge subdivision. You have no local buyers. It wasn't even advertised for sale in Taylor County. They targeted out of town buyers during one of the biggest droughts we have had. I have heard of a Class Action Law Suit a***nst this developer is in the works. I have no proof of these allegations just speculations due to several property owners having a hard time getting building permits without having to spend thousands of dollars with Suwannee River Water Management.
